JP Listings Limited, a company registered in the United Kingdom, 27 Old Gloucester Street, London, WC1N 3AX ("JP Listings," "we," "us," "our"). These terms are a contract between you and JP Listings covering your use of our website and services (the "Service").
JP Listings is a property listing platform. Sellers can list a property for free, with no commission charged on sale. Buyers can search listings, request viewings, and contact sellers directly. We do not act as an estate agent, do not hold client money, and do not charge for listing, browsing, or contacting other users. Listing is free and remains free for all properties listed during 2026. If we introduce a paid plan in future, anything already listed stays on the terms it was listed under.
To list a property, you confirm you are the owner or are authorised to sell it, and you agree we may verify this using the photo ID and proof of ownership you provide. To request a viewing as a buyer, you agree we may verify your identity and proof of funds in the same way. We check listings before they go live, which usually takes 24 to 48 hours.
You agree not to submit false, misleading, or fraudulent information; not to use the Service to harass, defraud, or impersonate another person; and not to attempt to access another user's account or verification documents.
We may refuse, suspend, or remove a listing or account, with or without notice, if we reasonably believe these terms have been breached, or if verification cannot be completed.
We pass buyer viewing requests to the relevant seller. Sellers arrange and conduct viewings directly with buyers; JP Listings is not present at, and is not responsible for, viewings arranged through the Service. Once a seller accepts an offer, we provide a Memorandum of Sale for both parties to send to their solicitors to begin conveyancing. JP Listings is not a party to the sale contract, does not handle funds, and is not responsible for the conduct of the conveyancing process.
We recommend both buyers and sellers arrange an independent survey before completing a purchase.
You are responsible for the accuracy of the information and photographs you submit. By submitting a listing, you grant JP Listings a licence to display that content on the Service for as long as the listing is live. You may ask us to remove your listing or account at any time by contacting us.
Any feedback or suggestions you send us about the Service may be used by JP Listings to improve the Service, without any obligation to credit or compensate you.
The website and its content, design, and functionality belong to JP Listings or its licensors and are protected by UK copyright, trademark, and related laws. You may not copy, reproduce, or redistribute the website's content without our written permission, other than the property information you are entitled to share as a buyer or seller in the ordinary use of the Service.
The Service may link to third-party websites, such as government EPC and council tax lookup tools, or a solicitor's website. We do not control and are not responsible for the content or practices of any third-party website. Using a linked site is at your own risk and subject to that site's own terms.
We provide the Service "as is." We do not guarantee that the Service will be uninterrupted, error-free, or that any particular property will sell or be found. Property details are provided by sellers and buyers, and while we carry out verification checks, we do not independently verify the accuracy of every detail in a listing.
To the extent permitted by law, JP Listings is not liable for indirect or consequential losses arising from your use of the Service, including losses connected to a viewing, offer, or sale arranged between users. Nothing in these terms limits our liability where it would be unlawful to do so, including liability for fraud or for death or personal injury caused by our negligence.
You may stop using the Service, or ask us to delete your account, at any time. We may suspend or end your access if you breach these terms. Either of us may do this without needing to go to court first.
We may update these terms from time to time. If we make a material change, we will post the update here with a new date. Continuing to use the Service after a change takes effect means you accept the updated terms.
These terms are governed by the law of England and Wales. If a dispute arises, we will try to resolve it informally first — contact us using the details below. If we cannot resolve it informally, the courts of England and Wales have jurisdiction, without prejudice to any right you have to bring proceedings in your local court if you are a consumer resident elsewhere in the UK.
If any part of these terms is found unenforceable, the rest continues to apply. These terms, together with our Privacy Policy and Cookie Policy, are the entire agreement between you and JP Listings regarding the Service.
